Our policies are pretty straight forward and they boil down to this: You pay us as you promise to, and we will do all of the work we promise to, and probably more!

1.Contracts:
Every project requires a signed contract, except for layout orders. Contracts are there to protect you, help insure you receive quality work and to help assure us that we will be compensated for our work.
Contracts outline exactly what KJS will do for you and sometimes what we won't do. It also lists the exact price for all work described and you will never be asked to pay more unless you add more services.
Layout orders work differently: When you submit your order for layouts we return a quote to you. You then reply and accept or decline the quote. If you accept, we consider this to be an acceptance of all terms outlined in the quote. No contract will change hands. We recommend you print and save a copy of the quote for your records.
2. Payments:
For every signed contract, a deposit of 50% is due with the contract. We will not begin any work until a deposit is received. Once work is ready to be delivered, the remaining balance will be due. We will not deliver the final work until balance is paid in full. If you request it, we will provide you with low resolution images of the final work so you can see the results. These will be non-printable, non-workable files. Final delivery will be made either in person (we may extend the courtesy of accepting payment in person if this is our arrangement) or by mail (payment MUST be made in full prior to any files or plan sets being sent out).
Projects totaling $6000 or above will be required to submit 33% with the contract. An additional 33% will be due and a point half way through the project (additional work on the project will not happen unless this payment is received) and the balance (33%) will be due upon completion as described above.
We accept cash, check (business or personal), Visa, MasterCard and Discover Card. We reserve the right to charge a small fee for credit card orders to cover our costs for processing.
3. Ownership:
KJS keeps copies of every drawing we do. We own these drawings indefinitely. When we work with you on a design, you are automatically granted the right to build it once. If you wish to purchase additional rights to the design (for example to build a community) we can include this option in your contract for an additional fee.
KJS usually must take photographs during as-built phases. These photographs remain the property of KJS Drafting & Design. If you wish for these photographs to be deleted/destroyed after your project is completed, please let us know and we will include this in your contract (no fee). This is usually only the case for commercial contracts.
Photos that we keep are only used as reference, for teaching within our organization or for before/after examples. We may contact you after your project is completed, requesting permission to photograph the completed construction for our marketing materials. You are under no obligation to permit us to do this, however if you are happy with the work, it's a nice way to say thank you!
4. Appointments & Travel Charges:
If your project requires a site visit or if we are delivering a final project personally, there may be a travel charge involved. We do not charge a fee for most projects (except our basic layout service) that are located within 45 miles of our office in Bloomingdale. NJ. However, if we make an appointment and you are not there to keep it (without giving us at least 12 hours notice) we reserve the right to add a travel charge to cover the cost of a second trip. Travel charges depend on your distance from us and the length of time required for the project (large projects may involve more than one visit or possibly even a hotel stay overnight if the project is particularly large and/or far away.) We do our best to keep these charges fair.
5. Turn Around Times:
Most turn around times require that you be available for timely reviews and approvals of drawings and designs. If you are unable to review a set of plans and get back to us with your input within about 12 hours of our sending it, we may have to extend the turn around time. No refund will be given if our delivery is set back due to this situation.
6. Returned payments:
We charge $25 per returned check and reserve the right to no longer accept checks from you for future payments if 2 or more checks are returned unpaid. Also, all work will cease on your project until payment issues are resolved.
7. Architect Stamps:
KJS Drafting & Design does not currently have any licensed architects on staff. We do work closely with several architects in the area who are licensed in NJ, NY and PA. These architects are available to review and stamp drawings completed by KJS Drafting & Design for an additional fee. We are sometimes able to give you a quote for that service in your contract, but more often we must estimate this portion of your costs because this service is provided by a third party and we have no control over their prices. We do, however, get significant discounts from these architects, and we are able to pass these discounts on to you, probably saving you hundreds, if not thousands, of dollars.
